1.  Find an agent before you want to list your house or purchase a new one.

Your first step should be selecting your real estate agent – one who will understand your needs and navigate the system for you.  Then you will be prepared when the right house comes along or when you are ready to list your home for sale.

2.  Hire someone who knows what they are doing.

Finding a real estate agent is easy, but finding an *outstanding* agent is a bit more of a challenge.  You will want to know whether the agent is a full-time agent, how long they have been in the real estate business, how many homes they have listed and sold in your area, and other information about their credentials.  Consider choosing an agent who is a Realtor.  Realtors belong to the National Association of Realtors and must abide by a strict code of ethics.

3.  Find an agent who specializes in your particular real estate needs.

If you are buying a home, you might want to specifically hire a buyer’s agent.  Do your real estate needs involve your agent having knowledge in special areas (for instance, if you are looking to buy or sell a condominium)?  Does your financial situation require a high level of expertise (for instance, if you are behind in your payments and may be facing foreclosure)?  Is the agent familiar with your neighborhood?  These can all be important factors.

4.  Choose an agent who matches your style and personality.

When are you typically available to look at properties or discuss a transaction?  Will your Realtor be available during those hours?  Will your agent’s level of involvement meet your individual needs?  Are you looking to be aggressive, or to take your time with the process?  Finding an agent who matches your individual style will make everything go more smoothly.

5.  Hire an agent you like!

Most likely, you will be spending quite a bit of time with your real estate agent, especially if you are both selling your current home and purchasing another.  Why not work with someone whose company you enjoy?
